After years without activity, the James Subdivision, as it is now named after owners Jesse and Christine James, has been undergoing a period of growth and new development.
“It’s exciting, for us, for the town, for everyone,” said Jesse James, “People that are looking for that home and they maybe can’t find exactly what they want, this gives them an opportunity to come out and build exactly what they want.”
Two new homes, some of the first built in years, should be complete by the end of the month. One of these, a red one James is standing in front of, is owned by David and Sarah Hudson, who were willing to take the time to show the Advocate-Press what will soon be their new home.
James said that lots measuring around 93 by 130 feet go for $7,500. Some of the larger ones can go for a little more. Once a new owner has a lot, James says that they can build their own home “We’ve been offering to get the contractors and get the homes built for them. We’ve got some good relationships with different contractors.”
“We’re getting ready to start another spec-house right here,” James said gesturing to the lot across from the Hudsons’. “We’ll have it for sale once its done. Hopefully by the first of June it will be complete.”
As for the Hudsons, they are excited about their new home. David hopes to be in by his birthday.
“February 26, that better be my move in day,” David said as Sarah laughs.
The specifications in the home are all to the Hudsons’ preference, including, of course, all of the home’s colors.
One room, an apricot colored one, is to be their three-year-old daughter Emma’s room. A light blue one is going to their one-year-old son Paul.
As for their own master bedroom, the Hudsons are excited about their bathroom which features both a shower and a whirlpool bathtub along with real stone tile.
In the communal areas of the house, most of the tile has been grouted and hardwood flooring is just about to be put in.
The house also gives plenty of room for the family as the children grow, with a fully furnished basement, including a guest room that will likely also see use as a playroom. Both of the Hudson are excited for the office in the basement as well.

“We try to make it as easy as possible,” James said. “Building is intimidating. We try to help people through every step of the process.”
Central to the renewed development of the subdivision has been the repair and resurfacing of the roads with the assistance of the City of Flora.
“They stepped up last year and helped with the roads through the TIF program. Without them, none of this would have been possible, because nobody wanted to drive on the roads.
Speaking on behalf of the Flora City Administration, the Mayor and City Council couldn’t be happier for Jesse and Christine James reported Dan Sulsberger, the city’s Director of Economic Development.
“The sub-division was long in need of a true entrepreneur, someone willing to step up to the plate, take the risk and see what happens” Sulsberger stated. “We found those entrepreneur spirits with the James.”
Sulsberger indicated that through a very unique clause using a Tax Increment Finance (TIF) re-development agreement, the City and the James were able to craft a document that moved the project forward.
“It was really all about the Streets” Sulsberger said. “And until we could reach an understanding on just how they would be reconditioned and maintained via TIF, the project could not move forward.”
